Project Description

Sentebale were moving from a leased space in the Sloane Square area of London. As they were vacating their space, the Landlord required them to carry out the dilapidations of the space to return it to it’s original, pre- let, condition. As such Sentebale were issued with a dilapidations schedule which identified all works required in order to achieve this. Renovo provided a detailed cost proposal against all items on the schedule, and were then appointed by Sentebale to carry out these works.

It was important that all works were carried out to the agreed level of sign off with not only Sentebale, but their also to the Landlord’s specification. Added to this, all works had to be completed prior to the handover date of the space to ensure that additional rental charges were avoided.

Services Provided

Renovo were appointed to carry out the dilapidations works and in doing so, agreed a program which considered Sentebale’s move out date and the final handover date for a timely sign off with the Landlord.

The Renovo team were briefed on the requirements of the works, and due to the timescales involved some of the non- intrusive works were started before the staff moved out.

The work involved the following activities;

  • Remove fixtures and fittings and repair disturbed finishes
  • Remove blinds and repair disturbed finishes
  • Prepare and undertake redecorations to walls, coving, timber doors, timber skirting, windo frames, timber window cills.
  • Clean and treat all other surfaces
  • Clean window glazing
  • Clean all light fittings
  • Replace all carpet throughout
  • Range over, de- rock and re- level the raised access floor to leave secure and flat
  • Replace all floor boxes
  • Provide Electrical certification

Challenges Overcome

The timescale to complete the works was a challenge so in order to commit to the handover date, there certain elements we started earlier than Sentebale’s move out date.

The handover date was Christmas Eve, so we carried out a progress meeting with the Landlord to ensure that they were happy with works to that point and confirm what was required to complete on time.

All works were completed early, and on budget.
